What does a Conception Bay South investor need to read in a project's economic report?

THE DIRECT ANSWER

Which jobs are being counted, whether they are direct, indirect or induced, the assumptions and inputs behind them, and the timeline over which they are projected.

The report is what your condition removal will be measured against

Investors often treat the economic report as a formality prepared for the sponsor. It is better understood as the document that defines what must happen for the conditions on residence to be removed. Read it for the model used, the expenditure and revenue inputs it relies on, whether the counted jobs are construction, operational, indirect or induced, and the period over which they are expected.

Then compare those inputs with the project's actual budget and schedule, and ask what happens if construction is delayed or if a phase is cancelled. Ask the sponsor how job creation will be tracked and reported to investors, and what documentation you will receive for the I-829 filing. Also read the terms governing redeployment of capital, since a project that repays early raises the question of keeping the investment at risk.
